Rents are dropping in Clark County, report says

Rental rates are down in Clark County, according to a new report.

Rent for a one-bedroom apartment in Clark County dropped 8 percent in January year over year, according to a new report from Zumper.

Zumper’s rental report for January shows that the median price for a one bedroom apartment was $1,195, down from $1,299 in January 2025. The median rate for a two bedroom in the county was also down, 3.2 percent from $1,550 to $1,500 over the same time. The median price of a three bedroom was down 1.2 percent ($2,025 to $2,000) and a four bedroom was down 0.7 percent ($2,469 to $2,450).

Nationally rent prices have seemed to have stabilized after a wild swing upwards during the pandemic, and Anthemos Georgiades, the CEO of Zumper, said a number of factors are playing into this stagnation. Zumper’s report outlines that elevated interest rates continue to keep would-be homebuyers on the sidelines, while new household mobility have been slowed by broader economic uncertainty and a softening labor market.

On top of this, there has been a new wave of supply of multifamily units across the country due to a building and financing boom that took place during the pandemic, which is still being absorbed in many large metro markets, which is extending lease-up timelines and limiting multifamily and apartment property owners’ pricing power, he said.

“The U.S. rental market is largely frozen right now, caught between elevated economic uncertainty and the normal seasonal slowdown we see in the winter months,” said Georgiades. “While new supply deliveries are set to ease in 2026, any rebound in rents is unlikely to be uniform. Markets that have already worked through excess inventory may see a faster snapback than what national averages suggest. The spring leasing season will offer a clearer signal of where the market is headed.”
