Las Vegas has an affordable housing crisis. The Guinn Center reports that more than half of Nevada’s renters are cost-burdened.

That report also found that 25% of Nevada homeowners are cost-burdened. Rising property taxes and increased HOA dues are two big reasons. But the biggest is homeowner’s insurance. My policy went up $78 a month and I haven’t had a claim in 23 years.

So imagine the difficulty of being a small landlord. I can’t pass that $78-a-month insurance increase to the tenant. Add another $48 a month for the other two fees. If the Legislature passes rent control, the result will be that huge corporate landlords will be the only ones renting homes in Las Vegas.
